All that moiety of the bed of the River Wye situated in the community of Llaniddwir-Cwm in the county of Powys and for the purposes of identification coloured purple on the plan annexed, together with the rights of fishing and fishing profits a prendre in the said moiety of the River Wye together rights over the land abutting as outlined in a ,b and c below.
a. The right at all times to gain access to the moiety of the River Wye hereby conveyed over such portions of the land as abut thereupon and to traverse and use the Banks and all other portions of the said land as may be necessary for the purpose of fishing and all other proper purposes in connection with the enjoyment of the fishing rights conveyed.
b. The right at all times to use the said Banks and land adjoining the said moiety of the River hereby conveyed for the execution of all proper works for the purpose of maintaining the said moiety of the River in the best condition for the enjoyment of the said fishing rights and to place on the Banks weeds and any other material removed from the said moiety of the River in the course of such works as aforesaid.
c. The right at all times to cut or lop trees or bushes which overhang the said moiety of the River or which interfere with the full enjoyment of the said fishing rights.
